Along the West Coast, where the average sale price for land is R600 000, buyers can get land for 75% less in one seaside town.
Seaside Town with R150 000 Land
This could be your last chance to pick up an affordable plot in a West Coast seaside town.
Saldanha, a playground for beach lovers, has land for sale starting at R140 000 in Saldanha Heights.
Land in this part of Saldanha typically sells for between R400 000 and R500 000.
But three listings on modest 256-square-metre plots are below R200 000.
The only other areas in the West Coast with property below R200 000 are Graafwater and Klawer, neither of which are on the coast.
Buying Property in Saldanha Heights
Before buyers make a beeline to their bank to snap up this bargain, they should consider the additional costs.
Buyers have to prepare for a steep (pun intended) increase in building costs.
Most land in the area is sloped.
The plot with the R140 000 price tag, for example, has a steep drop about 3 metres from the road.
Since buyers aren’t building on a slight gradient, they should expect to add roughly 35% to the building cost.
This covers a piled foundation and significant earthworks.
On a modest site, that could add R200 000 to the build.
Building on stilts also won’t be possible, since the plot falls within an estate and residents must send their designs to the estate for approval.
But the slope has its perks.
Buyers get an uninterrupted view of the bay.
Then, buyers have to budget for levies and rates.
These serviced plots in this estate have R600 monthly rates and R500 levies.

Life in Saldanha
Being on a harbour, seafood in Saldanha is always fresh, and fishmongers are always willing to barter.
Life in the town is slower.
Although it’s one of the larger towns on the West Coast, with a population of 36 702, it still has a small-town charm.
The area is also popular for young buyers.
According to the 2022 census data for the municipality, 69.3% of residents are of working age. That’s a slight decline from 69.5% in 2011.
Retirees over 65 make up 7.1% of residents, up 1.2 percentage points from 2011.
The town has all the amenities young and old residents would want.
It’s a 20-minute drive to Langebaan, where the average home sells for R2.3 million, and a 16-minute drive to Weskus Mall.
Crime in Saldanha is higher than in other West Coast towns.
The town has a 4.37% crime rate, based on crime statistics collected in 2025-2026.
